Student Housing FAQ

What do I need to prepare to rent a student residence in Hong Kong?
Usually just your passport/travel document, student visa or admission letter (if available), plus deposit and first rent. If you have not arrived yet, you can view photos/videos remotely via WhatsApp or our enquiry form; a dedicated concierge will follow up so you can sign and move in quickly after arrival.
Which districts does Cheuk Ngai student housing cover?
Our residences cover Sai Ying Pun, Central–Sheung Wan, Fortress Hill, North Point, Quarry Bay, Sham Shui Po, Cheung Sha Wan, Prince Edward, Tai Wai and Hin Keng — all near MTR stations with convenient access to HKU, CUHK, PolyU, CityU, HKBU and more.
What are the differences between whole-flat, co-living and bed-space rentals?
Whole-flat gives you an entire unit — great for families or groups. Co-living provides a private room with shared living areas, ideal for meeting fellow students. Bed-space is the most budget-friendly with basic furniture and utilities included. All options are furnished and move-in ready.
Can I sign a lease without an HKID card?
Yes. A passport with student visa or admission letter is sufficient. Our concierge can complete the lease and move-in formalities in Chinese or English.
Are utilities and internet included in the rent?
Utilities and broadband are generally included for co-living and bed-space rentals. For whole flats it depends on the individual listing — your concierge will confirm all inclusions before signing.
What if I have problems during my stay (repairs, neighbours, etc.)?
Every unit has a dedicated concierge — contact us directly for routine repairs or urgent issues and we will arrange help promptly. Our property management team also inspects units regularly.
Are there any exclusive benefits for students?
Student tenants can join the Cheuk Ngai Resident Membership Programme for dining discounts, retail offers and lifestyle perks — and earn a $3,000 rebate for successful referrals.
How long does it take from enquiry to move-in?
If a unit is available, viewings can usually be arranged within 1–3 days, and you may sign and move in the same day. We recommend booking 1–2 months before term starts.

Landlord & Property Management FAQ

I am worried my property may be damaged if it is sublet. How do you protect my asset?
We fully understand your concern. As a professional subletting operator, we strictly screen tenants to ensure good credit and stable income. We carry out regular property inspections to ensure lease compliance and good condition, and we take responsibility for repair and compensation if any damage occurs.
What happens if a tenant cannot pay the rent?
We ensure stable rental income with strict financial requirements in lease agreements. If a tenant faces payment difficulties, we respond proactively — communicating with the tenant, arranging flexible payment plans or helping them find other financial support — so that your income is protected.
Can I receive regular reports on the status of my property?
Yes. We value transparency and communication. We provide regular status reports covering tenant situation, occupancy rate and rental income. You may contact us anytime and we will respond promptly.
How do you handle tenants who breach lease terms?
We ensure strict compliance with lease terms. Any breach is handled immediately — warnings, penalties or termination as appropriate — with our professional legal team following due process to protect your interests.
Can you share successful cases of your subletting business?
Certainly. We have extensive experience and have cooperated with many landlords. We can share case studies including performance data, rental growth and landlord feedback so you can better understand our results.
What is your tenant screening process?
Our screening is rigorous: detailed applications covering personal, employment and credit information; background checks with income verification and previous-landlord references; plus guarantors or deposits for added security.
What if I want to terminate our cooperation?
We respect your decision. Our agreement includes termination clauses detailing procedures. We will coordinate with you for a smooth handover, including property return and tenant arrangements.
What is the move-out procedure for tenants?
When a tenant decides to move out, we coordinate the move-out date and procedures as stipulated in the lease — deposit refund, inspection and repairs — and keep the landlord informed throughout.
How do you determine rental pricing?
Our pricing is based on market research and competitive analysis — local market rates, location, facilities and condition — to set competitive rents that attract stable tenants while securing landlord returns.
